Role of the surveyor

Outlined below is a brief description about the role of the surveyor.

1.   What will a Surveyor do?

Project Managed Repairs (Type 4 Process)

  • Emergency / Enabling / Stabilisation Works
  • Prepare a schedule of works for approval by the adjuster
  • Handle procurement method approved by the adjuster
    • Tendering
    • Engage repairer on agreed schedule of rates
    • Provide independent validation by Quantity Surveyor
  • Engage repairer on policyholder’s behalf under formal building contract (JCT Formal Contract)
  • Handle compliance with employer’s (policyholder) statutory obligations under CDM (Construction Design Management Regulations 2007)
  • Project Manage / Monitor / Supervise contract works
  • Certify contractor payments
  • Certify completion of repairs

Inspection / Report Only Instructions (Type 5 Process)

  • Issue a professional report to the Adjuster with technical opinion on building matters including photographs
    • Advise on causation
    • Cost consultancy advice
    • Provide defined service selected from menu – e.g. CDM Co-ordination, Party Wall Survey, and Dispute Resolution

2.    How much will a Surveyor charge?

Project Managed Repairs (Type 4 Process)

  • Surveyor fees are calculated as a fixed percentage of contract sums
  • Surveying Services fee scale is approved by all insurer clients
  • We have direct billing arrangements in place with all insurers
  • The fee invoice will be drawn in the policyholder’s name as the service is provided for them as Contract Administration Service
  • All Surveying fee invoices will be presented to insurers for direct payment
  • If the policyholder is VAT registered, the VAT portion of our fee invoice will be collected from the policyholder and will be recoverable by them from HM Customs and Excise as VAT input

Inspection / Report Only Instructions (Type 5 Process)

  • Instructions will usually be handled on an hourly rate charge (except Zurich where fixed fee rates apply)
  • Time recording will be maintained by the Surveyor throughout their involvement to justify the basis of charging
  • Invoices will be drawn in the name of the Insurer and be treated in accordance with Delegated Authority arrangements (Type 5 only)
